The arithmetic of IREN’s transformation is brutal, and the market has been doing the math in public. A $684 million quarterly net loss. A 12.53% single-day share price collapse. A stock now trading roughly 55% below its November peak. Yet buried inside those numbers is a counter-narrative: AI-cloud revenue that more than doubled in the fourth quarter, a contracted annual revenue run-rate north of $4 billion, and a Microsoft facility already delivered.

The tension between those two realities — the red ink and the roadmap — is now the central debate among investors, and it was on full display last week when Compass Point trimmed its price target on IREN from $105 to $85 while maintaining a Buy rating. The revision, announced Friday, reflected a more cautious timeline for capacity expansion in calendar 2027 rather than any fundamental doubt about the company’s strategic direction.

The Cost of Walking Away From Bitcoin

IREN’s fiscal fourth-quarter results, published August 27, laid bare the expense of the pivot. The company swung from a year-earlier profit of $95.55 million to a net loss of $684 million, driven largely by non-cash charges: a $450.4 million impairment on idled Bitcoin mining hardware and an additional $102.1 million write-down on the same equipment. Revenue fell 24.0% year over year to $137.2 million, with the mining segment shrinking 40% to $66.7 million.

For the full fiscal year, the picture is more nuanced. Revenue climbed 41.1% to $707.0 million, while the annual loss reached $702.6 million — a stark reversal from the $86.9 million profit posted the prior year. The market’s initial response was unforgiving: the stock dropped 12.53% in a single session, settling at $35.45.

But the sell-off didn’t tell the whole story. The AI-cloud segment, the business IREN is betting its future on, saw quarterly revenue more than double to $70.5 million, now representing 51.4% of total sales. On a full-year basis, AI-cloud revenue expanded eightfold from $16.4 million to $128.8 million.

The Gap Between Promise and Payment

Management has guided toward a contracted annual revenue run-rate exceeding $4 billion by December 31, 2026, with the mining business scheduled to be fully wound down by the same date. The operational reality, however, remains a work in progress: current run-rate volume sits at roughly $1 billion, and the revenue from the Microsoft deal — Horizon 1, a 50-megawatt facility delivered in August — won’t see meaningful contributions until the remaining phases come online.

Horizons 2 through 4 are slated for the fourth quarter, but actual revenue from those facilities isn’t expected before the third quarter of 2027. That timing gap between contract signing and cash collection is hardly unique to IREN. Nscale has raised nearly $6 billion in financing for two U.S. campuses within months. Hut 8 has announced a 15-year lease valued at $19.6 billion. Anthropic’s cloud agreement with Lambda, backed by a Hut 8-developed Texas data center, carries a $35 billion price tag. The industry’s playbook is consistent: enormous contract values, multi-year construction timelines, and a financing mountain that someone must climb in the interim.

Financing the Climb

That’s where the scrutiny intensifies. Co-CEO Roberts has stated that the $25 billion to $30 billion capital requirement for fiscal 2027 will be met without significant new equity issuance. Customer prepayments are expected to cover roughly half of GPU investments, with lenders funding the remainder.

The financing architecture is taking shape. A new credit package of $2.8 billion, backed by Blue Owl and PIMCO, will support GPU purchases. That follows a $2.4 billion financing arrangement Blue Owl previously structured for data center equipment. IREN says it has secured approximately $19 billion in capital over the past year, with $14 billion in committed liquidity and another $8 billion in the pipeline.

The market’s verdict on this structure is split. H.C. Wainwright and Cantor Fitzgerald both maintain Buy ratings with price targets of $90 and $99 respectively, and the broader analyst consensus stands at eight buys, two holds, and one sell. Yet short interest sits at nearly 28% of free float — a signal that a substantial cohort of investors is betting against the financing plan holding together.

A Stock Caught Between Two Eras

The technical picture reflects that ambivalence. The shares trade roughly 10% below their 50-day moving average and about 53% below the 52-week high of €68.61 ($68.61) reached on November 3. But they’ve also recovered approximately 49% from the early September low. In Frankfurt, the stock closed Monday at €32.03, up 4.0% on the day, having earlier dipped to €31.19 during the post-earnings sell-off.

Compass Point’s target cut — from $105 to $85 — captures the essence of the current debate. The analyst community broadly views IREN’s expansion plan as credible, but the pace of execution is being re-evaluated. The write-downs that produced the headline loss are non-cash items tied to hardware being retired as the company completes its metamorphosis into a pure-play AI infrastructure provider.

The real question isn’t whether demand for AI compute exists — that’s settled. It’s whether IREN can secure the capital to build faster than its losses accumulate. The answer will only become clear when the remaining Horizons connect to the grid and the first invoices are actually paid. Until then, the stock remains a referendum on whether the contracted future can outrun the financed present.
